The New Annual Check-In for Spanish Rentals (Order VAU/1560/2025)

If you have already gone through the process of getting your NRA/NRUA (National Rental Registration Number) for your property in Spain, well done, that was step one. But there is now a step two.

Starting in January 2026, the Spanish government introduced a yearly “status update” under Order VAU/1560/2025. This is an NRUA annual renewal or NRA annual activity report.

It is not a new tax or a new registration; it’s simply a way for the Land Registry to ensure that short-term rentals are actually used for short-term purposes.

The Essential Deadline: February

The most important thing to remember is the month of February.

  • When: Every year, throughout the month of February.
  • First Deadline: February 2026 (this report will cover all your rental activity for 2025).
  • No Extensions: There are no automatic “grace periods,” so you need to be ready to file on time. If you miss the window, your registration could be flagged for cancellation.

Who Needs to Do This?

If you hold an NRUA number, this applies to you. It doesn’t matter if your guests are:

  • Tourists on holiday
  • Digital nomads working remotely
  • Students on a semester away
  • Patients in town for medical treatment

Important Note: You must file this report even if your property sat empty for the entire year. In that case, you just submit a “zero activity” declaration to keep your number valid.

What Information Do You Need to Provide?

The report is “anonymised,” which means you don’t need to give the government your guests’ names or passport numbers (you already do that with the police via SES.HOSPEDAJES). Instead, you will report:

  1. Your NRA holder details and the property’s unique registration code (CRU).
  2. The “Purpose Code”: You’ll need to categorise the stay (e.g., was it for tourism, work, or study?).
  3. The Timeline: Exact times guests arrived and left.
  4. The Guest Count: How many people stayed during each booking.

How to Submit the NRA Annual Report Form

The Informative Model for Short-Term Rentals (Modelo informativo de arrendamientos de corta duración) form must be completed and returned in February 2026. 

This form is to regulate the annual reporting of data for properties listed in the Single Rental Registry (Registro Único de Arrendamientos).

The government prefers that you do this digitally via the College of Registrars’ website.

  • The Technical Bit: The digital file needs to be in a format called XBRL. Unless you are very tech-savvy, this is a good time to ask your gestor or an authorized NRA representative, such as Simple English Advice, to handle the filing for you.
  • The “Paper” Option: You can still do this in person at your local Property Registry office, but digital is much faster.

Why This Matters for Your Rental Listing

Since July 2025, rental platforms have been legally required to remove any listing without a valid NRA.

  • The Risk: If you forget to file your annual report in February, your NRUA can be suspended or withdrawn.
  • The Consequence: Once your number is invalid, the platforms will automatically delist your property, and you won’t be able to take new bookings.

New "Verification" Rules: Be Prepared

Under the new law, the Property Registrar has more power than before. If they have “founded doubts” about your report – for example, if a “short-term” stay looks suspiciously like someone living there permanently – they can ask you for extra proof.

This might include:

  • Signed rental contracts.
  • Invoices or receipts.
  • Proof of the “reason” for the stay (like a work contract or university enrollment letter).

Two Different Jobs: NRA vs SES.HOSPEDAJES

Don’t confuse this annual report with your daily police registrations.

  1. SES.HOSPEDAJES: You report every guest’s ID within 24 hours of arrival. This is for security.
  2. NRUA Annual Report: You report your total yearly activity every February. This is for housing and urban planning.

Doing one does not count as doing the other.

Simple Advice for a Stress-Free February

To make this easy, keep a simple excel spreadsheet throughout the year. Record your guest count, the dates, and the “reason” for their stay (Holiday, Work, etc.). When February rolls around, you (or your authorised representative) will have everything ready to go in minutes!
